Purchasing Process

Purchasing Process for Maple Grove Residences Barbados.

Welcome to your journey of owning a beautiful residence at Maple Grove. We’ve outlined a straightforward process to ensure your purchase is smooth and transparent.

​

Step 1: Selecting Your Residence

Work with our dedicated sales representative to select the perfect residence that suits your needs. At this stage, you will provide the name of the attorney who will represent you in the transaction. Once selected, the residence will be taken off the market.

​

Step 2: Draft Sale Agreement

A draft Sale Agreement will be sent to your attorney within 24 hours of reserving your residence. Your attorney will have seven (7) days to review the agreement and propose any changes. If no response is received within this period, the residence will be returned to the market.

Step 3: Signing the Agreement and Paying the Deposit

Once the Sale Agreement has been finalized, you will have:

  • 14 days (for local buyers), or

  • 21 days (for international buyers)

to sign the agreement and pay a 10% deposit of the agreed sale price. This payment secures your residence and moves the process forward.

Step 4: Construction and Compliance

During the construction phase, the Developer will ensure all works are completed to the highest standard. Upon completion, a Certificate of Compliance will be obtained from the Planning & Development Department.

At this stage:

  • Purchasers will attend a snagging inspection within seven (7) days of notice.

  • The Developer will address any agreed-upon defects within 30 days.

Step 5: Completion of Sale

The final stage occurs within 30 days of receiving the Certificate of Compliance. At this time, you will:

  1. Pay the remaining 90% balance of the sale price.

  2. Receive the keys to your new residence and officially become a homeowner in paradise!

  • The purchase process adheres to local real estate laws and ensures full compliance with Barbados’ regulatory requirements.

  • Legal fees, stamp duties, and other transaction costs are the responsibility of the purchaser. Ensure your attorney advises you on all associated costs.

  • Financing options are available for qualified buyers. Please inquire with your sales representative for more details.
